Roofing in Olympia
Olympia houses have generally been added to: a room here, an enclosed stoep there, a carport tied into the side of the roof. Each addition created a new junction, and those junctions are where the water gets in.
The roofs themselves are mostly sheeting in reasonable condition, so the work skews towards detailing and leak tracing rather than wholesale replacement.
That changes how a visit runs. On an Olympia house the stain on the ceiling is often metres away from where the water actually entered, because it has travelled along a purlin or down the inside of a rib before finding a gap in the board. What actually goes wrong in Olympia
Wall abutment flashings
Where a lower roof meets a higher wall, the flashing must be chased into the brickwork and dressed over the sheet. Surface-applied versions fail, and this is the leak we are called to most in the suburb.
Changes of pitch
Extensions often run at a shallower pitch than the original roof. The transition needs a proper detail; water crossing that line under wind pressure will find any shortcut.
Gutter overflow
Full gutters at a wall junction push water backwards under the sheet. Clearing them before the season is the cheapest roof work anyone in Olympia can do.
Tracing leaks across extension junctions
Where an addition meets the original roof, water can enter at the junction and run several metres before it shows inside. On these houses we test the junctions in sequence rather than trusting the position of the ceiling stain, because the entry point and the damp patch are often in different rooms.
