Roof replacement in Windhoek

There is a point where a roof stops being repairable in any economic sense: the fixing holes have been re-used too many times, rust has moved past the surface, or the tile bedding has been re-done so often that the ridge line no longer sits true.

Replacement is also the moment to fix the things that were never right — falls that were too shallow, a valley that was always undersized, insulation that was skipped.

  • Strip, inspect the structure, then re-roof
  • New fixings, underlay and flashings throughout
  • Sheet-for-sheet or tile-to-sheet where the structure allows
  • Sectional sequencing so the house stays covered

What the work involves

What gets checked once the covering is off

Purlins, battens and trusses are inspected while they are exposed. Windhoek timber tends to be dry rather than rotten, but old fixing lines, borer damage and previous patch framing all show up at this stage, and they are far cheaper to correct now than later.

Choosing the new covering

Sheet-for-sheet replacement is the common route on Katutura, Khomasdal and Pioneerspark houses. Tile-to-sheet conversions come up on older homes where the roof structure allows it. Either way the specification includes fixing density for exposed sites, underlay and the flashing details at every change of plane.

Sequencing the work

Roofs are stripped and closed in sections so the house is never left fully open, which matters between December and March when a clear morning becomes a downpour by four o'clock.
