Roof repairs in Windhoek

Most Windhoek roofs do not fail all at once. They fail at a handful of predictable points: the screw that has backed out a few millimetres, the ridge bedding that cracked two summers ago, the flashing at a parapet that was never dressed properly into the brickwork.

What the work involves

Sheet roofs

On IBR and corrugated roofs the usual repairs are re-fixing or replacing screws and washers along a run, closing up end laps that have opened as the sheet expands and contracts, and replacing sheets where rust has eaten through around the fixing line. Long runs on Windhoek houses move a lot between a 9°C winter night and a 35°C afternoon, so fixings and sealant at laps take the punishment first.

Tiled roofs

Concrete and clay tile repairs are usually about the mortar and the underlay rather than the tiles. Ridge and hip bedding cracks, valleys silt up and rust, and a perished underlay turns wind-driven rain into a ceiling stain even when every tile is intact. Broken tiles are swapped, but the bedding and valley work is what stops the leak returning.

Flat concrete roofs

Repairs here mean cutting out blistered or split membrane, checking that the fall still moves water to the outlet, clearing the outlet itself, and rebuilding the upstand where the membrane meets a parapet. Patching over a wet substrate simply traps the water, so damp screed has to dry before the new layer goes down.
