What drives the price of a roof repair in Windhoek

We are not going to publish a price list, because a number written without seeing your roof is a guess dressed up as information. What we can do is explain honestly what makes one repair cost several times another.
If you understand the drivers, a quote stops being a mystery and you can tell whether you are comparing like with like.
Access is often the biggest single factor
Getting people and material safely onto the roof can cost more than the repair itself. A single-storey sheet roof with a clear yard is straightforward. A double-storey Klein Windhoek tiled roof on a sloped stand with no vehicle access needs scaffolding, more labour and more time before any work starts.
This is why two houses with identical damage can receive very different quotes, and why photographs from the ground genuinely help at the quoting stage.
What the roof is made of
Replacing a section of IBR is quick. Re-bedding a ridge on a tiled roof is slower and messier. Cutting out and rebuilding a section of flat-roof membrane involves drying time and preparation before the new layer goes on.
The material also sets the minimum sensible size of a repair: you cannot replace half a sheet, and you cannot re-bed one metre of a ridge that is failing along its whole length.
How far it has spread
A single failed flashing is a contained job. The same flashing left for three seasons has soaked purlins, rusted a fixing line and ruined ceiling boards, and now the roof repair is the smaller half of the work.
This is the main reason early repairs are cheaper: not because the roof work is different, but because nothing else has become part of it yet.

Two identical leaks on two identical roofs can be priced very differently, and the difference is usually the ladder, not the labour.
How long it needs to last
A holding repair before the next storm and a repair meant to last a decade are different jobs with different prices, and both are legitimate depending on your plans for the property.
Being explicit about which you want is useful. If you are selling in six months or planning a full re-roof next winter, say so and the recommendation should change.
Comparing quotes sensibly
Ask what each quote actually includes: access and scaffolding, removal of old materials, the extent of the area being treated, and what happens if the leak returns.
A cheaper number that covers a smaller area, or that seals over a detail rather than rebuilding it, is not the same product. Most disputes about roofing prices in Windhoek are really disputes about scope.
